Tenant rights and responsibilities 101

What you can expect from your landlord, what they can expect from you, and how to handle deposits, notice and repairs.

Put it in writing

A written tenancy agreement protects you both. It should state the rent and when it's due, the deposit and when it's refunded, what's included, the notice period, and who handles which repairs. On KejaRent you can read and sign your agreement online.

Rent and receipts

  • Pay on time, using the method in your agreement.
  • Keep proof of every payment. On KejaRent, payments are recorded against your tenancy with their receipt reference.
  • Rent increases should be agreed in writing and given with reasonable notice, as set out in your agreement.

Deposits

  • Note the condition of the house when you move in, ideally with photos, so you can agree on any damage when you leave.
  • Your deposit should be refunded when you move out, less any unpaid rent or bills and the cost of damage beyond normal wear and tear.

Repairs and quiet enjoyment

  • The landlord should keep the house safe and habitable: structure, plumbing, electricity and water supply.
  • You should look after the house, report problems promptly, and not make major changes without permission. On KejaRent, use Report a problem so there's a record.
  • Your landlord should give notice before coming into your house, except in emergencies.

Moving out

Give the notice required by your agreement, in writing. Clear your balance, leave the house clean, and do a walk-through with the landlord so you agree on its condition and your deposit.
